Our 2024 IRS Form 1120-H has been mailed to the IRS Today. Owners login to your portal, goto documents, financials, tax returns, and navigate to the 2024 folder.

The attached document list the estimated quantity and age of our Community Infrastructure, i.e. Roads, Sidewalks, and Fencing.

The "Value" is estimated based on current 2025 replacement cost averaging.

Dear Residents,

We are excited to share some fantastic news with you! The HOA Board is delighted to announce that we have approved a major and much-needed sidewalk repair project that will kick off this week. This is just one of many exciting enhancements we have in store as we continue to make progress in improving our neighborhood!

The sidewalk repair will take place at 11015 202nd St Ct E and is set to be completed over a three day period. exact date will be announced soon. Included map below shows the sidewalk area lined out in red. During this time, the sidewalk will be closed for safety reasons. We kindly ask all residents to take extra caution and plan alternative walking routes while the repairs are underway.

We want to highlight that this project is being contracted through Concrete Impressions, a reputable local contractor based in Graham, WA. By working with local businesses, we are supporting our community while ensuring high-quality work for our projects. Should you have any concrete projects feel free to contact Terry Pike. His information has been uploaded to the HOA portal under contractors.

Additionally, we are pleased to announce that we will also be addressing the retention pond fence repairs in the spring. This project aims to enhance the safety and security around the retention ponds and our community.
